Is the Unit Available?

We maintain calendars on all of our properties and do our best to keep them current.  If the time requested is blocked out red, the unit is already rented.  If the unit is available, the calendar displays the day(s) as clear.   After we receive your request, we do need to verify that our on-island representative has not reserved your requested timeframe.    You can view our availability calendars here:

Please note:  in season rentals (late May to mid August) and holiday weeks are reserved Saturday to Saturday (Saturday night through Friday night).

What are the rental rates?

 

207 Crown Reef: 50% Deposit DUE within one week; Balance DUE 30 days prior to arrival.

21 Cartgate: 50% Deposit DUE within one week; Balance DUE 60 days prior to arrival.

9 High Water: 50% Deposit DUE within one week; Balance DUE 60 days prior to arrival.

*Rates do not include 10% sales tax.  Until confirmed, rates are subject to change without notice.

What kind of discounts are available?

 In season rentals (late May to mid August) and certain holiday weeks, no discounts are offered.  Off season, please contact us for available discounts.

How Far is your place from the beach?

 

Our Port Royal Village/Crown Reef villa is a 7 minute walk to the beach.

Our Palmetto Dunes Cartgate home is a 10 minute walk to the beach.  In PD, there some parking available near the Disney beach park.  Additionally, in season, the Palmetto Dunes Buggy can pick you up and take you to the beach (or other places within PD/Shelter Cove area).

What is the booking process?

 

After your questions have been answered and you’re ready to make a reservation, we will collect your contact information and credit card information from a phone call or our automated reservation process.  Use of our automated reservation process reserves your request in the queue.  We will not process any payment information until we confirm that the unit is available and after we have spoken with you directly. 

 

A deposit of 50% of the rental is required to reserve the dates with complete payment needed either 30 days before arrival (for Crown Reef villa) or 60 days before arrival (Palmetto Dunes Cartgate house).   The complete deposit is needed within 7 days after reservation to secure your booking.  We accept check, credit card or money order payments in US funds.

 

After collection of information and processing of deposit, we will generate and send the following to you (via email):

n      A receipt for deposit/payment made at initial booking

n      An invoice for upcoming rental payment(s)

n      A reservation agreement outlining terms and conditions

 

Upon receipt, you will review and return:

n      A signed merchant copy credit card receipt (if applicable)

n      The requested deposit amount (if not processed by credit card)

n      The signed reservation agreement

n      By the stated due date, final rental payment by the stated due date

 

Upon receipt of your final rental payment, check in instructions will be sent to you.

What is the cancellation policy?

Cancellation of a reservation less than 90 days prior to arrival date for homes and less than 60 days prior to arrival for villas will result in the loss of all funds.  All cancellations are subject to an administrative fee of $75.00.  We will refund any amounts recovered if the unit can be re-rented.

What are the check in and check out times?

Check-in time is from 4:00 – 10:00 PM March – September; 4:00 PM – 8:00 PM October – February.  We make every effort to ensure your rental is ready at 4:00 PM but we cannot guarantee it.  If you arrive before the 4:00 check-in, please plan to visit many of the local attractions.  Do not go to the premises or park cars at the property before it is released to you.

Check Out time is 10:00 AM with no exceptions.  If departure is after 10 AM, you will be charged for an extra day.

How do I check in?

 

Check in instructions will be provided to you after full payment has been received.

 

For Port Royal Village Crown Reef villa:  a reservation packet containing keys and maps will be at the Port Royal Village Sales & Rental office (or designated lockbox if after hours).

 

For Palmetto Dunes Cartgate home:  a reservation packet containing keys, maps and gate pass for the dates of your stay will be at the Palmetto Dunes Guest Check In Office at the front entrance of Palmetto Dunes (or if arriving after midnight, the reservation packet is available at the North security gate).

How do I book Tee Times (or other services)?

 

We have on-island representatives who will happily assist you with arranging tee times, rentals, court times, etc. for your stay.

Will the pool be heated?

 Pool heat is available at an additional charge and must be arranged prior to your arrival.  Please contact us for pricing information.   (Note:  pool heat is typically not needed during the summer months.)
